Simply take an unsecured loan from a legitimate company a a very low interest rate lets say 2% - 5% IR, My wife and I just bought a house, it was all through a loan of 3%, we are currently repaying every month end without hassle.

First, some basic info about owning mobile homes in FL. In Florida, a mobile home is a motor vehicle and requires a certificate of title as proof of ownership just as your car or truck does. There is a separate title document for each section of your mobile home (there is one title document for a single-wide mobile home, and two title documents for a double-wide). If your mobile home has been paid for in full, you will receive the title(s) from Tallahassee.

If you own the land on which your mobile home is located and the home is permanently affixed to the land, it is considered "real property" and property taxes are paid each year as set by the county property appraiser's office. If you rent the land on which your home is located, or if your home is not permanently affixed to your land, you must purchase and display a decal each year for each section of your mobile home.

If you purchase a new mobile home, the dealer must be licensed with the Division of Motor Vehicles, Department of Highway Safety and Motor Vehicles. Used mobile homes on rented lots may be sold by licensed dealers or the owner may sell his own mobile home just as with site built homes. If the mobile home is permanently affixed to land you own, then it can be sold through a FL licensed real estate agent.

On a used mobile home on a rented lot, the selling dealer is responsible for fulfilling the terms specified in the contract. The title should show the correct model year of the mobile home. If the home is purchased from a dealer, the dealer must apply for title in your behalf. If no dealer is involved, follow the same procedure as you would to transfer any other motor vehicle title.

Your county tax collector's office will be able to answer any questions you might have concerning the title transfer once you find a buyer.

That's a great question! It used to be obvious when a Realtor "farmed" an area and other realtors would not want to attempt to step on their turf. Today, many realtors work the same area and realtors work many areas! If you are in need of a realtor to sell your home, my recommendation would be to interview a few and see how much they know of the area, the market, and importantly, how they will market your home and give it the right exposure bring in the right buyer. The new homes being built in Woodbridge Ranches in Davie (www.woodbridgeindavie.com) today are built to withstand 170 mph winds and with full house tinted impact glass windows and doors. That is a great start to being able to face a hurricane.

Like anywhere, prepared residents have a hurricane kit ready every season with food and water for a few days for every resident of their home (including pets), waterproof container for valuables and paperwork, and will gas up their vehicles just in case of a power outage afterwards.

At least here in Florida we can see them coming and prepare mentally and physically.

Our market is patchy. Some neighborhoods are more desirable than others. Foreclosures could be priced much lower (although not in recent months). Some properties on Trulia are closed or pending sales - from months before, when prices were lower too...The system does not reflect what a true "living and breathing" MLS (Multiple Listing System) will do.

By working with a realtor who can provide you with the MLS access, who will be able to specifically explain each particular sale/active listing - you'll become more confortable in our market place.

Personally, I feel that one of the best ways of buying is looking at crime rates, schools rankings (better schools better home values), and the vibe of each neighborhood...which is a very personal matter, and definately worth doing.

I also recommend looking into DOM (Days on the Market) and sold to asking ratios - to see where to buy (what's desirable).
