Hi, Very good question. First, do note that vacation rentals can only be done in areas zoned for it. You can't do it everywhere. Schools in Florida are by County. Davenport is in Polk County. Celebration is in Osceola County. The former resort communities along US 27 in Polk County do represent a problem for school. There used to be some cooperation between Polk and Osceola, but no longer as Osceola's schools got too crowded. I have sold several homes in this community. The HOA is $210 a month and the club fee is $315. You do not have to be a club member but then you wont get to use the amenities so it is a good idea to become a member.

The community amenities are fantastic.

The HOA fee includes, but is not limited to, basic cable, ground maintenance, water/sewer, roof, security, trash removal, and all community features. Community is loaded with amenities, such as 2 separate resort style pools, spas, outside BBQs, clubhouse, business center, game room, fitness center, beautiful tropical landscaping and elevators in All buildings.

As you can see from these listings, the HOA fee is listed anywhere from $325-$450. If this is a community you are set on, I will be happy to investigate it further. Feel free to contact me.

Just as previously said - Regal Palms has pretty high monthly fees. If you were looking to use it as a personal property, I would highly recommend something else. Even as a short term rental property, it is not The best place.

to answer your question the fees are following: HOA $210 per month; $315 per month additional maintenance fee. Since Regal Palms has a resort style pool complex, they are charging extra fees to maintain it.

The HOA and Maint. fee is paid monthly and you annual property taxes are paid at the end of each year.

I have a new community about 15 min from Regal Palms where NEW Single family homes are starting from $130K and up.

Just to give you a little bit more information than what has been provided, the $544/mo HOA fee includes: Building Exterior, Ground Maintenance, Building Insurance, Pest Control, Roof, Security, Trash Removal, Water/Sewer, not to mentioned maintenance of all Community areas.

Have an inspection completed before you buy any home and then you can decide if it is of the qualitt that you desire.
