There are currently 26 homes under one million dollars in Danville, the most that l've seen in the last couple of years. If an agent has such a home, they should be able to call you right away and provide it. However, if not, it may take time becasue what you are seeking is a home in a spefiic location to meet a specific need. An agent would have to make the time and effort to target that area, actively market to it and/or use alternative information resources to locate a seller. I will keep your need in mind, as I am actively searching in Danville and current on weekly sales statistics.

While Craigslist may be the choice of many to seek rentals........there are a lot of rental scams on craigslist.
You must be extremely careful......rule of thumb....if a rental price seems too good to be true for an area that typically receives higher rents.....BEWARE...........

NEVER give a deposit and/or cash without a written contract...........Check credentials.
You can verify an owner of a home by checking the contra costa tax records online. You can have a realtor verify the name of the owner for you if necessary.

We are still having some sellers who are in financial distress placing their homes on the rental market to get any type of money when their home has been scheduled for foreclosure and/or going into foreclosure. Not to the extent we were seeing a year or so ago.

With so many investors now purchasing homes there provides more opportunity for tenants.

There are many landlords who are symphatetic to your situation......as long as you can present documentation of your ability to pay rent will work with you.

As stated in prior emails have your documentation and letter of explanation in hand.

This website is up to the date with advertised rentals and it works with any zip code across the nation.
