As someone has already stated, you should start by contacting the agent's broker of the real estate office with your complaints.

If, after doing so, you do not feel your issues were properly addressed, you can contact the local Board of Realtors in your area. Depending on the specifics of your complaint, you may be able to file a complaint against the agent for violation of the Code of Ethics and/or violation of the FL Real Estate Commission statutes.

I would recommend going through those channels first.

Everything should always be in writing because the other party can simply deny the agreement was ever made. After making the verbal agreement though why did they wait so long to get a written agreement made? I understand making an offer or going back and forth with a counter verbally but if agreed upon it should be submitted in writing asap so it is documented. You certainly shouldn't be going as far as booking plane tickets without having a written contract. ... more

Some of the units in Sheridan East have an issue with Chinese Dry Wall. However; there are a few units where the drywall used was not contaminated.

If you move forward &; put an offer on a unit you like and have the inspection done; if the unit test positive for chinese dry wall then you can negotiate to have the seller pay to have the issue corrected, or reduce the sales price for the amount it would cost to correct the problem.

If the unit is a foreclosure then more than likely you will be purchasing it "as is". Lenders are not likely to make repairs, and most request you do an inspection before even putting an offer in on the property.

Prices in SE Dania have gone up since the crash - The homes and condos in this area still offer exceptional value considering the proximity to the beach, not to mention the local parks and preserves.
The newer condos also have washer dryers in the units which is not the case in many beach apartments at much higher prices.
If anyone is interested in buying or investing in Dania Beach.
