The market is on Fire. There is little inventory and a huge demand. Buyers that require financing don't want to miss buying a home before the interest rates increase.
Today there are 170 Active Homes in 92629 zipcode and 90 homes in Back-Up/Pending Status.
The average market time is 2.80 months compared to the market time of 4.25 months 1 year ago.
The average list price is $2.8MM.
I help buyers find homes that are not on the MLS when the inventory is this tight.
In March I purchased a home in Monarch Bay. I love helping buyers and sellers with their real estate needs. Contact me if you have any questions or concerns.

Hi Mark, we have about one third of the lots available ranging from 2.5M for panoramic ocean view to 11M for beach front. All Strand homes enjoy a beach front lifestyle with our 9,000 sq. ft. Beach Club right on the water. Our owners have large beach front storage lockers for their beach gear and 3.5 miles of hiking trails along our Headlands Preserve and development. Give me a call or send me an email for a video. Jeff Golden Director of Sales, The Strand at Headlands. (949) 275-1989. ... more

Yes, they are very different communities. As Phil pointed out below, they aren't even connected. The strands is a newer development in Dana Point, right on Strands beach. The homes are very elaborate and luxurious. A large part of Strands is not yet developed, so there are still a good amount of empty lots in the community.
Monarch Bay is also a gated community, located North of Strands and just South of Emerald Ridge and Three Arch Bay in Laguna Beach. Monarch Bay has a lot of homes on lease land (about 75%). Homeowners are expected to have an opportunity to purchase the land their home is on around 2020. Homes in Monarch Bay range from about $ 2-5 million, as compared to Strands where that is the starting price of an empty lot.

Hi Mark,

I personally think that some of the beaches in South and North Laguna are the most beautiful. Think of Table Rock, Three Arch Bay, Treasure Island, Goff Island Cove, Crescent Bay, Emerald Bay.
My personal favorite is Treasure Island and particularly Goff Island Cove. It is so beautiful, calm and pristine with beautifully clear water.

Strands is pretty nice too, but I personally don''t think it has that ''raw'' beauty some of Laguna's beaches offer..

Here you can see some photo's of several of these beaches:

Excellent question.

It's both. You have the downtown area making it more lively that surrounding areas. It's so beautiful that a lot of older people like to relax and retire in Dana Point.
