Well as an agent, I could not make it to one of my home inspections. That was a mistake, I will never do that one again. In reality there is no logical reason why the agent needs to be there fore the home inspection. But that is where the whole thing breaks down, that is for sure.

As far as inaccessible areas, all homes have them.

That is so you do not sue the poor home inspector for something he had no way to inspect in some places.

The market is on Fire. There is little inventory and a huge demand. Buyers that require financing don't want to miss buying a home before the interest rates increase.
Today there are 170 Active Homes in 92629 zipcode and 90 homes in Back-Up/Pending Status.
The average market time is 2.80 months compared to the market time of 4.25 months 1 year ago.
The average list price is $2.8MM.
I help buyers find homes that are not on the MLS when the inventory is this tight.

Never send money to anyone until you see them face to face, you verify their license and corresponding contactign info, and preferably at their real estate office. Scams are just multiplying nowadays. CL is filled with them and sadly Trulia is a target now. Report them. Fines need to be stiff for people who do his. ... more

Private transfer fees are fees that are tacked on, for example, by a builder doing a new development to cover various fees that the developer may have incurred to meet, for example, an environmental requirement or some other unusual fee that was required during the construction period. It is paid by the buyer, and attached to the deed of the home, typically for a period of 20 years or so. The PTT can go on for perpetuity, depending on the type of fee that it is.
It is not an optional payment once the first home is sold, and this PTT is attached to the deed. This is typical of newer home developments… not so common with older homes.
This fee can also cover lawsuits, or requirements to keep a certain amount of land open and undeveloped in a community.

Yes, they are very different communities. As Phil pointed out below, they aren't even connected. The strands is a newer development in Dana Point, right on Strands beach. The homes are very elaborate and luxurious. A large part of Strands is not yet developed, so there are still a good amount of empty lots in the community.
Monarch Bay is also a gated community, located North of Strands and just South of Emerald Ridge and Three Arch Bay in Laguna Beach. Monarch Bay has a lot of homes on lease land (about 75%). Homeowners are expected to have an opportunity to purchase the land their home is on around 2020. Homes in Monarch Bay range from about $ 2-5 million, as compared to Strands where that is the starting price of an empty lot.

Although beautiful to look at, Southern California beaches are "cold" for swimming, without a wetsuit. The beaches in South Florida are much warmer than the beaches in SoCal. Hawaiian beaches are very warm and comfortable. For Southern California, I recommend swimming in swimming pools and lakes. SoCal ocean water temperature doesn't change that much between Summer and Winter. Most of the people in the SoCal ocean waters are kids and surfers. Most people just lay on the beach or play volleyball on the sand in the Summer and leave the ocean swimming to the hardy souls.

I personally think that some of the beaches in South and North Laguna are the most beautiful. Think of Table Rock, Three Arch Bay, Treasure Island, Goff Island Cove, Crescent Bay, Emerald Bay.
My personal favorite is Treasure Island and particularly Goff Island Cove. It is so beautiful, calm and pristine with beautifully clear water.

Strands is pretty nice too, but I personally don''t think it has that ''raw'' beauty some of Laguna's beaches offer..
