I did work for Diamond Preservation in Delaware and I was a sub contractor for them and completed Safeguard work orders. I left to relocate to Maine in April. I am still email fighting back and forth because Diamond owes me $8300 from orders I completed.

Looking for legal advise. Not sure if I can put leans on these properties because I was a sub contractor for Diamond

Depends on the company the size of the company and how long they have been in business.
If you are a new vendor to the company it always takes 30 to 45 days to get you in the system. LOTS of paperwork. Get all paperwork completed before you do the work and usually they send you out on a test or small job first. If not ask for that so you are not out of pocket so much to begin with. I f you do good work and are timely they will move you up on their list faster

keep good notes especially date/ time/ and person you speak to. This keeps things from getting confused. They change their staff often and most of the people you talk to on the phone have never worked in the field

"Normal sales" leave the door open to ask for repairs or money off the initial purchase price. Short Sales and Foreclosures may be bank owned and banks don't want to deal with repairs in any way. If its still owned by the individual, they may not have the money available to make any repairs. Remember they are close to loosing their home, they probably don't have extra money to fix anything. Also since the bank has never "lived" in the house they won't give you a Sellers Disclosure either. So your basicially buying blind except for the home inspection report which you, the buyer pays for.

Aggregated statistics on an area, such a median age, average household size, income and so on are available through the Census Bureau. You won't and shouldn't be able to find individual information on a person without their permission.

You can get basic demographics on this website http://www.SumnerRealty.com/content/listdetail.html?propid=130230802&proptype= &zipcode=75216&search_by=zipcode by clicking on the Demographics tab.

Names and addresses of owners are available through tax records.

I am not sure why you want such information, but good luck.

I'm afraid that individual property information sheets on natural gas are difficult to locate, except from the seller of a property. The Seller's Disclosure, when a property is for sale, contains the information you're looking for.

If a property is listed, your Realtor can obtain the Seller's Disclosure for you to peruse.

Contact local REO Realtors and also local banks to see if they can use your services. There may be an opportunity, but they are hard to find.

I would also do a google search online to find free lists of companies and/or asset managers (don't pay for a list, these companies can be found online for free). Applying online is an option but does not usually work as well as local Realtors and/or Banks.
