Start with your title company and see what they will require. Because originally the ex would have had to sign all non-borrowing documents. yikes!
Actually, I was seeking answers to the above question (awarded house; how to have deed reflect my name only) AND which would not physically involve my ex because he is a threat and I prefer not involve him with this process. could not see him working to be at closing or being at closing without issue.
Happenstance, spoke with the title company that will be involved with my closing, they instructed the following:
Go to the office of Land Records, take the final decree signed by the judge (all pages); have it recorded to the current deed of property awarded to me.
afterwards, (for them) I must send the first page of the decree and the recording receipt and have it emailed and or faxed to the title company. DONE!
The title company has been sent the decree and but now just needs the deed recorded and land and records and get that receipt and send.
