I do know that in Columbia, SC, the appraisers are using the foreclosures and short sales as comps. Unfortunately, that is just the way the market is. Your home sounds very nice. I was showing in Dacula just the past weekend, an out of state buyer. This buyer decided it was "too far out" but like so many others, she went there to see a great home that was priced well.
If you are priced right, in great condition (which you appear to be), have super curb appeal, you should see some buyer traffic.
It's all about price right now - and I'm not talking about giveaway, just competitive. Good luck.

Dacula is a "wide" city and the land value is vastly different from one area to the next. Dacula is widely known for having Hamilton Mill. Land value near this large development is obviously much more price. On average residential land could go for $50K to $100K per acre. With the low end being on the other side of Dacula, near 316 and very raw and priced to sell to a developer NOW.

Commercial land is very location dependent here and is wildly variant. Please call me at 770-374-4667 to discuss further if needed.
