HOA are great if you participate and go to meetings. But almost 1/2 of the residents in cutler bay are renters so participation is low.

If you drive through a NON HOA in cutler bay the maintaining of common areas (side walks curbs, in front of home, driveways). are not as well kept and beautiful as those with an HOA.

if you live in a community with 75 percent or higher of the residents are owners, home owner pride will be in effect and you would get the same result as living in a HOA community.

For Cutler Bay HOA is a must if you want to see rising property values.

Current options include:

Canal 9701 SW 190 $260K Regular Sale
Lake 9105 SW 210 $280K Regular Sale
Lake 7954 SW 199 $350K Regular Sale

My advice is that you check the maps as well as the photos to see what sort of water access the property has.

As hard as it sounds, and I hate to say this as an agent, but I do like to be very upfront and let my customers know what to expect according to market conditions. Right now for that amount the most you can get is a condo in which you can do a conventional loan. FHA loans for condos are not going thru with banks. That leaves you with the option of investing in a townhome, which for this price you may be able to get something.... but most likely the property will require many repairs, without taking in consideration that fact you will be competing against many cash offers if the property shows good.

The only place I can think of you may be possible to buy something for that price is the area of homestead. But prices there are also starting to go up.

Trulia feeds from other sources, I have been through this before! Trulia customer service is going to ask you to contact the feed source and the feed source is going to tell you that they link to MLS and will advice you to correct your listing. Your MLS is going to be correct of course, so to make a long story short in my case, the issue never got resolved...another agent's name appears on my listing... ... more

Vandre, if you're willing to work with some condition issues, you should be able to find something in Homestead at that price. Cutler Bay isn't an option at that price point. Send me an e-mail, and I'll set up an automatic notification when properties meeting your specifications come on the market. ... more

Rsmr: there are some great programs out there for financing. Since your husband is self employed, how long and has he filed taxes US in the past two years? Your contract for teaching, is it for two years or more? With these two questions answered it will be easy to determine if you can finance this year. Contact Kevin Reeves, mortgage broker I recommend, at 813-728-4992 and he can help you navigate through these tougher financing times. ... more
