HOA are great if you participate and go to meetings. But almost 1/2 of the residents in cutler bay are renters so participation is low.

If you drive through a NON HOA in cutler bay the maintaining of common areas (side walks curbs, in front of home, driveways). are not as well kept and beautiful as those with an HOA.

if you live in a community with 75 percent or higher of the residents are owners, home owner pride will be in effect and you would get the same result as living in a HOA community.

For Cutler Bay HOA is a must if you want to see rising property values.

Rental scams are common here and on any site that allows the general public to post. Please be very cautious with deals that seem too good to be true. NEVER send money expecting keys back by mail. You can search the address in any search engine to see how the homes are advertised elsewhere. If one listing is much cheaper than other places, it's likely a scam.

It's a violation of the civil rights act for agents to answer questions about crime rates. Instead, check with the local police or any of the hundreds of websites that provide that information.

I recommend trying to find a site that displays crime activity on a map... it paints a much clearer picture than plain statistics.

As hard as it sounds, and I hate to say this as an agent, but I do like to be very upfront and let my customers know what to expect according to market conditions. Right now for that amount the most you can get is a condo in which you can do a conventional loan. FHA loans for condos are not going thru with banks. That leaves you with the option of investing in a townhome, which for this price you may be able to get something.... but most likely the property will require many repairs, without taking in consideration that fact you will be competing against many cash offers if the property shows good.

The only place I can think of you may be possible to buy something for that price is the area of homestead. But prices there are also starting to go up.
