Does adding a water fall feature add property value?

I'm not as sure as Ron. It will really depend on the cost of the feature and what benefits it brings. I have seen water features used to drown out busy roads. I think this application may bring the most value. I've also seen parents with young kids back away from homes with water features out of fear for their kids.

It definitely does for the Appraiser.
It probably does for a Buyer.
It might for you.

To an appraiser and/or assesor it will add value but every buyer is different. Some buyers might love the look and sound of it but others might think it is a hazard or hassle to maintain.
