The vast majority of loans here at Fort Hood are VA loans and require a pest inspection. One of the good things for home buyers in our market is that the seller pays all buyer closing cost to include the pest inspection on most transactions. Just be sure your Realtor puts it in the contract.

In my experience, most banks donâ€™t require a termite inspection as long as it is not asked for on the purchase contract. VA financing requires a termite inspections with the repairs completed before the close of escrow.
I encourage my buyers to order a termite inspection to find out what repairs are needed. Buying a home is one of the biggest investments you will make and you need to know the condition of the home. The buyer needs to know what repairs are needed for some repairs can be costly to fix. If the repairs are health and hazard items, you may be able to get the seller to help with the repairs.
