Do you require a termite inspection on every home sold?

I would definitely recommend it, and here in the Central Texas Area much of our business is generated from active duty military or retirees that use their VA Loans, and they are required to have a Termite inspection. They cost any where from $70 to $90 so for this minimal investment in one of the biggest purchases you'll ever make, you can have peace of mind. As opposed to owning the home for two years only to find out it's falling down around you because of termites, and getting slapped with a whopping termite bill and repairs. Buyers remind your agent to order it, its one more precaution to ensuring that you'll enjoy your home purchase for years to come!

Depends on the bank or type of loan. For the price of $50 to $75 you can have piece of mind where as if you find out after you buy the house it is all on you. Definitely not a place you want to cut a corner to save a few bucks as it could cost you so much more if you have an infestation you don't find out about until a lot of damage has already been done.

Its not a bad idea in any case - but if it's a VA loan - it will be required. Its always good to order it during the option period along with the other inspection. Just be careful about time - they are only good for 30 days.

It depends on the area in which you live. For example Texas is prone to have termite. In the northen part of the country Va home loans do not required such inspection. In the Central Texas Area termite inspections are about $75.00. Cash purchases and some FHA loans do not require. $75.00 is worth the peace of mind.

Hi,

The vast majority of loans here at Fort Hood are VA loans and require a pest inspection. One of the good things for home buyers in our market is that the seller pays all buyer closing cost to include the pest inspection on most transactions. Just be sure your Realtor puts it in the contract.

Hello,

In my experience, most banks don’t require a termite inspection as long as it is not asked for on the purchase contract. VA financing requires a termite inspections with the repairs completed before the close of escrow.

I encourage my buyers to order a termite inspection to find out what repairs are needed. Buying a home is one of the biggest investments you will make and you need to know the condition of the home. The buyer needs to know what repairs are needed for some repairs can be costly to fix. If the repairs are health and hazard items, you may be able to get the seller to help with the repairs.

No one requires a termite inpsection however a VA loan requires it! Most inspectors will let the buyers know if they see termite damage and if they spot something than you can order the termite inspection!

Hi, Most banks will require it ion order to fund your loan. the reason being they are investing in the home as well and termites can create major damage. Ask your home inspector if they are certified in pest inspection. If not you can bring a professional in and they usually search for all wood destroying insects.

Some banks, particularly FHA or any government loan, might require a "wood destroying insect" inspection. This includes termites, carpenter bees, carpenter ants, and powder post beetles; those are the biggies. As a buyer, regardless of whether the bank requires it, YOU should require it! However, no one else can "require" you get one but (in my area) for $100-$150 is a VERY good investment! Hope this helps you out!
