Even though you have about 13% for a down payment, the issue is whether you are financially qualified to buy at that price. You also need cash to pay closing costs. Another issue is what is the maximum dollar amount for conventional loans in your county? A $1 million dollar loan may be considered a "jumbo loan" which means the lender will use a conventional loan up to the county limits, then for the difference you can either get a secondary loan or may be charged higher interest rates, fees, etc.

You need to contact a local lender and have them pull your credit and review your finances. Don't assume you qualify for a $1 million dollar property.

Mold damage can be the result of a number of deeper issues, and mold remediation companies may not be completely impartial. When selling in the future, you may have to label mold issues if you choose to fill out a disclosure, which is customary in resales. Best of luck!

First prequalification. Know what you can buy and then determine what payment you are comfortable with.
Second determine what conditions are most to least important. Type of home, Schools, Parks, Commute, etc.
Third find an agent that knows the area!
I have lived & worked in 30040 / Vickery Creek area for over 13 years with 3 children in the school system. My oldest is a junior at West and started the first grade at Vickery Creek Elementary. Give me a call if you need any more help!

I am unaware of anyone offering owner finance in this price range. You must be careful if you do find an owner finance opportunity. Be sure you will get clear title to the home and the owner/financer is a lean holder. Have an attorney that represents you review all contracts. This will help prevent the possibility of misunderstandings or improprieties. That said I would recommend you contact a finance professional to determine how to obtain traditional finance. Here is the link for the GBI sex offenders list. Vickery Creek is 30040. http://gbi.georgia.gov/georgia-sex-offender-registry There are 42 registered in 30040. I have lived here for over 13 years and love it. I haven't heard anything in regards to crime in this area except domestic issues and the occasional car break in at night in neighborhoods (which I thinks are probably kids). We moved here from Roswell because of the schools. My oldest is a junior at West Forsyth and started at Vickery in the first grade. I grew up in Dunwoody as did my wife and we consider this area the best value for Home, School, Parks and Community.

The short answer is yes! The time limit would depend on the conditions of your short sale and when it was recorded. A loan professional is your best resource to research this with you and formulate a plan of action that will make it clear for you how and when you can obtain a home loan. JEH Homes is a local builder operating in the south forsyth north fulton area which allows them to keep operating costs lower than the big builders. They build quality homes comparable with other builders. I live in the same area if you would like to see a home let me know!
