I'm pretty sure you're referring to an Elevation Certificate, created by a surveyor to determine the elevation of the home and equipment (A/C, ect) above the flood plane. The elevation is a major factor in determining the risk factor of flooding to the home, and therefore the cost of flood insurance. A lender would require flood insurance, so you would be advised to have your insurance company give you a flood insurance quote based upon the info in the Elevation Certificate. ... more

I can send you a bunch of details on the property if you're interested. The difficulty with lots like this is finding someone willing to buy them. You have a bunch of neighboring properties also trying to sell.

Unfortunately, by the time you add up commission and closing costs, there won't be much money left if you sell. Try to sell using craigslist and other websites so you won't lose money on the transaction. I expect any day now that some savvy Chinese investor is going to come by them all out, but so far, I haven't managed to find him or her.

Water depth can vary considerably even within the same community. Various waterfront areas will have a range of depths, with some deep water canals considered deep enough for sailboat, e.g Woodland Estates, while many waterfront homes in an area like Ozello are shallow water. A good start would be to locate a Realtor who is a waterfront specialist and look for properties that can handle the draft requirements of your boat.
