Well there is a catch there. If they are advertising a commission split to another agent then they have to pay that agent regardless if they're buying the home or not unless disclosed otherwise. Now the agent buying the property has to disclose on the purchase agreement that they are a licensed Realtor with there license #. Other wise they really did not do anything wrong. Now if your listing agent were to write possible no commission if buyer is a Realtor then that would be a different story.
