We are seeing multiple offers on the best and most updated properties. Preapproved and cash buyers with few contingencies will win the contract. Cross Creek is a special neighborhood with many amenities- a rare gem for condo living close-in and in the highly rated school districts. The HOA fees cover a wide range of items including exterior maintenance, security, use of all amenities, water and trash service. It is important to work with an experience agent (REALTORĀ®) to assist you with any questions and the home selection process. We will work with on-site property management office and provide specific details about what HOA fees cover.

I own property in Cross Creek and have sold to multiple homeowners recently. The market is moving with many condos commanding multiple offers. It is important to know the community and do the research. There is a wide variation in the condition and desirability of location among the individual units- therefore a wider range of pricing.

If there is litigation, you will not be able to get the complex approved for a VA loan.
Owner occupancy does not matter for VA (only for FHA).

The homes that are listed on multiple listing sites, trulia or other internet sources are a mixture of all types (resell, for sale by owner, shortsales, foreclosures, etc.) The best way to know what type of listing you are viewing is to contact a Realtor. After a decade or so of whipsawed ownership in a country club, Cross Creek is stabilizing - it's a terrific location with unique amenities, and I'm sure that the majority of units are renovated, cash reserves for the HOA are better and yes, landlords are getting more for their spaces in the notable elementary school district, Morris Brandon ESD.... ... more

Over the last year prices have averaged about $1,200/mo. give or take about $100. I do not see any trend, up or down. The main difference is rent probably depends on how recently the unit has been updated, maintained and location within the community. ... more
