In addition to that I would say if you end up finding a property you like, drive by in the early evening just to get a feel for what the neighborhood is like at night. Don't hang around obviously- but be there just long enough to see if it is reasonably quiet and settled. You don't want to be part of any stats yourself by being a loiter!
