You can check out and you can also check with the local authorities. Valley Village is a nice place to live but everyone's perception of "safe" is different. It's best you verify yourself.

The purchase in Valley Village start from 235k for 1bd 1ba condo, 259k for 2bd 1ba condo and the single family homes start from 449k for 3bd 1.5ba home. If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

You will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, home price, loan program and how much you want to invest into the down payment and closing costs.

You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

We moved to LA from Virginia in 2001 and bought a home in Valley Village which is located off Magnolia Ave and Coldwater Canyon. I paid $350,000 and today my home is value at $770,000. So that gives you a good indication of how good the area is.

That said there had been nights when we have left my car windows down and nothing was taken out. Of course, is not something I do at will but with my ADD it has happened. My street is very quiet and after dark usually you only see neighbors driving away or coming home or someone visiting a friend. Otherwise we pretty much know who is who and who doesn't belong in there. And comes Friday and Saturday you see plenty of Orthodox Jews attending their synagogues.

My experience all these years is of a very safe and quiet place compare to other areas. And like someone mentioned, once you past Oxnard and depending the street that you move in is a hit and miss but still fairly safe.

It's like any area in LA - there are good pockets and not-so-good pockets. Valley Village in general has a pretty good reputation, but this is a big city and crime happens. LAPD has a crime stats page

Based on my experience (driving through this area quite a bit), it's a generally nice area south of burbank. Once you get north of Oxnard it get's a little sketchier.

My office is on Ventura just off Laurel Cyn, if you want me to show you any property around there.
