The facts about a property are not that difficult for the average layman to find out. A little leg work on your own never hurt anyone. When in doubt, check it out.

I suggest that if the facts prove that a seller / realtor is distorting information for their own intended gain, then by all means, use this forum and any other you deem appropriate, to make the truth public, accompanied by the supporting documentation.

Most of the time REO homes (banked owed properties) are purchased "AS IS " The bank (seller) has reduced the purchase amount to reflect the needed repairs. I say MOST, only because I've experienced a buyer offering to buy REO home and asking for certain repairs to be fixed as negotiations. Just depends on the agents in the transaction. In reference to VA loan requirements, VA restrictions are Price ( loan Amount ) WDO (termite issues) flood zone ... other than standard guidelines VA loans are acceptable.

Although we also do USDA financing, it is something I would avoid at all costs. The Florida USDA Office can cause your loan to take 90-120 days to close. You also may be above the income limits for the median income. We approve the loan and then they go to USDA for final approval. Many sellers can not wait around for USDA financing in this market. I would look at VA, FHA or FHA 203k which is approved with us in 48 hrs and closed in 30 days.

Finding a minimum 3 bedroom, 2 bath home is no problem. However, to find this type of home with acreage you should focus on areas north of I-10. Hello Leheryl, The house normally is not "approved for a short sale" until the bank considers an offer. If it is listed as a short sale, it means that the owner is asking less for the home than the owner owes. Hopefully the seller has already submitted the "hardship" package to the bank for their approval. Each bank handles it differently. Some banks tell an owner to not submit their package until they have an offer. Others will approve the "package" before the home is listed. Again, each situation can be different. If the listing says the price is preapproved, it probably had an offer on the home that was accepted by the seller, but during the time the contract was at the bank, the buyer walked away--usually because it took too much time.

Your best bet in all of this is to work with a realtor, as they can keep you apprised of the situation, and communicate with the title company and seller agent to give you accurate information. The short sale situation can be lengthy and frustrating. Also remember that the listed price on the property is not what the house may sell for. The lender will do an appraisal prior to approving a contract, and generally will counter at the appraised value of the property. Result--not a huge savings for the buyer--you are buying at about market price anyway.

The tax records are a good starting point after a property has closed. If the MLS was used to advertise the property it can be researched to see who was the agent/agency. Call me with particulars. I am familiar with the Crestview market.
