It is reasonable to expect strong income from mid December through the end of spring break. But so much of the nightly/weekly rate depends on if if the property is ski in /ski out or at least on the free condo bus loop. Also the quality of furnishings, upgrades and sleeping arrangements will determine your marketability. A third consideration is if you will be participating in the rental process yourself, such as owning a VRBO site and being involved in the bookings compared to if you just hand the keys to a property manager and let have them handle everything.

Facts and evidence are hard to dispute. Like Michael suggested show them the facts i.e. CMA of the current market, and the trend of home sales in their market. Motivation will also determine a seller's willingness to price a home correctly for sale. Keeping in mind that a lot of buyers asking for closing help. Also, I would think it would be wise to show them that mortgage rates appear to be on the rise which increase a potential buyers monthly mortgage rate & decrease their purchasing power.

Lastly, some sellers just have to learn thru trial and error.
