If my credit score is so so- about 670 and my husbands may be lower, will the credit scores be combined and averaged?

No - if you apply jointly, the lender will use the applicant with the lowest scores when making a decision. 670 is not a "bad" score and you shouldn't have an issue getting approved depending on your incomes, and debt to income ratio. Talk with a mortgage professional to review all of your options. They can often pre-qualify you quickly with some basic information.

Good morning,

When you apply for a mortgage loan together the Lender will use the lower of the credit scores for qualifying purposes. That having been said, Lenders have the ability to run a "merged" credit report for married couples in the event the credit score isn't the problem, but insufficient credit history of one partner is the problem.

Get a referral to a Local Mortgage Banker with at least 15 years experience. Meet your Mortgage Banker in person to complete a thorough Prequalification. You'll find the answer to your question right there.

Unfortuantely no. The lowest middle score is what would be used. It is possible to increase your scores through a rapid rescore process which would increase them by telling you which debts need to be paid down. It usually takes about a week for this process to happen. Give me a call with any other questions you have I am available 7 days a week.

Most lenders will use the mid score of the person with the lowest scores. If you need BOTH inches to qualify, you will need to also use both set of scores.

You should meet with a meet with a mortgage consultant to evaluate all your options.

Each applicant has to stand on thier own merits for credit. Income will be counted combined, Minimum credit score for most lenders is either a 620 or 640. The larger question is do you need both incomes to qualify. If not follow the KISS principle. Do the loan in one name and transfer a half interest at closing via a quit claim deed.
