Hello - Most lenders are now requiring a minimum of 620 to finance a borrower, however the score you pull and the one a loan officer pulls can sometimes differ by a few points.
Your best bet is to get prequalified with a lender who can best advise you.
I do have access to a HUD approved program that doesn't go by credit scores. It loans based on what they call character based lending. If you've made payments on time over the last 12-24 months, they can get you approved. The program also offers zero down payment, zero closing costs and a fixed 30 yr rate of 4.75% (currently). Its not the quickest program to get approved through but can save you a ton of money.
