Hello, I'm a mortgage professional.

You have a lot of options.

There are programs to get the money for the renovations. They are not difficult to qualify for.

There is also a construction loan available that only requires 3.5% down payment. You can finance the land and construction costs within the loan. You don't even need to make payments during the construction. Once construction is completed the loan turns into a permanent mortgage. Only one closing is required.

So both of your needs can be met.

You also have the option of renting the current house out and keeping it until the home isn't underwater anymore. You can live in the home until construction is completed then rent it out.

You have a lot of options.

The most common issues that cause a listing to expire within your account are:

1. The listing information hasn't been updated or changed in quite some time, in which case, you can make a simple change to the listing at the source, like update the listing description, and that should cause it to display on Trulia as active once again.

2. The listing is no longer being provided to us in the data feed that was previously sending the listing information to us, in which case you'll want to contact your feed provider to ensure that your listing is being included correctly in that feed.

I encourage you to contact our Customer Service team via the link below so they can find out which issue is causing your listings to expire on our site. Please be sure to provide them with a link to the listing in question, or the complete property address. They may be able to add the listing back to our display manually as well.
