The house in questions is 16 Tradewind Passage which has a notice of default posted on the property. It's doubtful that this property will actually go to auction, but you can check with the County of Marin. Trulia sometimes lists NODs, but those with equity will rarely go to auction.

In real estate field, statistical numbers are just numbers. I do not use it in my business. That does not mean the numbers are inaccurate and the providers are liars. Each business action has its particular purpose, especially in real estate. There is no such indexes for sale in real estate market and each real estate transaction is an individual fight. A buyer may be able to win a battle in a seller market. Those numbers could be a rough indirectly reference and usually for the people who do not involve in a particular fight such as local politicans, banks, ecomonists, etc.

It is a single family home with a legal rental unit and a studio.

I happen to live in a condo right on the water right around the corner from that complex. Living on the Corte Madera Creek is very special-- there are several kinds of water fowl... sometimes seals (or otters) and always the high school crew teams practicing. Over the holidays they put lights on their boats and row by at night. It is a very peaceful, interesting place to live. If you'd like to hear more about living on the creek--and available properties.. please contact me directly.

The listing you saw above is from RealtyTrac where Trulia gets a feed from for some of the properties shown.

This is one area I disagree with Trulia about and have given them my feedback - I feel that the info give consumer a false sense of how much a property is worth as well as the wrong info about whether a property is available.

Because unfortunately, Realtytrac, which I subscribe to just to be abreast of what's coming up, can be quite misleading.

Realty Trace got information from public record where the owner might defaulted on their payment and the price is only what the owner might owe on the one lien, it has nothing to do with the market value of the house and how much it will eventually sell for - unfortunately, that's the misleading part for the public when they see such a great price listed online.
