In CA, if using C.A.R forms, all purchase agreements already contain an "as-is" clause. During the Buyer's inspection period, the Buyer may ask the Seller to make repairs, but the Seller may refuse. The seller is still obligated by law and all C.A.R. contracts to disclose any material facts and defects that affect the value or desirability of the property. If the property is in poor condition and not priced accordingly, it may deter some buyers. If the property is in poor condition and priced correctly, it will deter some, but attract others. ... more

I recommend having your REALTOR assist you, if they're not doing what you want, communicate it to them. Ask them to widen your search to include the other types of properties. If nothing changes, find a new agent. There are lots of ways to search the MLS. Most agents have an IDX feed into their website that shows all homes available on the MLS.

I'm a Broker here in Coronado and can offer a few pieces of advice for finding your future home here on our island:

1) Most rentals become available approximately 30 days prior to the vacancy, which makes finding a rental pretty difficult for military families. The reason I'm telling you this, is so you don't feel frustrated finding a place. One will come available.

2) July is the most difficult month to find a rental in Coronado. I would strongly suggest you consider taking a rental that starts prior to your arrival to avoid competing with everyone in July.

3) The best resource for finding a rental is the Eagle Newspaper. The website can he found here: http://co-www2.coronadonewsca.com/classifieds/rental_hot_sheet/. The website is published once a week on Wednesdays. The website is updated shortly there after (Wednesday afternoon, usually).

4) A second resource for finding a rental in Coronado is a new Facebook group called Coronado Rentals. In that group, people post rentals they have coming available. Local residents also post photos of signs they see around town, for out-of-towners to see.

Finally, it is not customary in Coronado for rental owners to pay a commission to Tenants Agents, so if you feel like local realtors aren't being helpful, it's because they don't get paid for this service.

I'm not seeing any foreclosed homes currently for sale in the Village like you asked about. Sometimes the way Trulia displays foreclosed properties can be confusing. No, this home is on Coronado. It has been on the market for 115 days and the price has been reduced from $925,000 to $859,000 on 6/19/2013. The home is only available for showing with an accepted offer. My guess is it’s an investment property and the owner doesn't want the tenants to know it’s for sale. A similar home sold in June for $915,000 but that home appears to be in better condition. A very cute home of similar size but remodeled came on the market last week for $950,000.

J.R is correct, the market is "slowing" as the laws of supply and demand are always at work.

From January 1, 2013 to July 1, 2013, the average number of single family homes (SFR) on the market was 3,200 homes.

The low in that time frame was 2,800 homes.

For the past 2 years, there are just under 2,100 homes closed per month (average). With 2,100 buyers and 3,200 homes, the market pace is pretty quick.

As of August 1, 2013, there were 4,525 homes listed, which is a 41% increase in supply.

Currently there are 4,601 SFR's on the market. 18 Months ago, there were 5,500 homes listed. You can clearly see how "the competition" affects the time on market.
