In CA, if using C.A.R forms, all purchase agreements already contain an "as-is" clause. During the Buyer's inspection period, the Buyer may ask the Seller to make repairs, but the Seller may refuse. The seller is still obligated by law and all C.A.R. contracts to disclose any material facts and defects that affect the value or desirability of the property. If the property is in poor condition and not priced accordingly, it may deter some buyers. If the property is in poor condition and priced correctly, it will deter some, but attract others. ... more
