Last time I check that house was pending (though it could have changed) It is a good price for a home on a nice green lot. One of the cheapest in Cornville. Just for your info it is across from Rusty's Morning Star Ranch, and Near Oak Creek School. In case proximity to either of those places is a material matter to you, I would advice investigating them more!

The link you referred to is located in lower oak creek estates, a property that last sold for 19k. Generally speaking you are not going to get the cleanest best kept homes/community where the majority of the houses are less than 50k. Before getting to lower oak creek estates you pass buy a home with a private golf course, riding staples, theater, western town and tennis courts. Worth millions, and other high in luxury homes as well as quality working class homes in nice clean communities.

There are areas with many manufactured homes, some well kept, others not as much.

Cornville is in the desert and thus very dry, I would not say every thing is dead, it's just a desert landscape.

There are several irrigation ditches in Cornville, along these ditches are generally higher end homes in very green neighborhoods. You just have to be in the green belt if you are looking for that lush landscape, (or overuse your well).

If you like homes that are closer together and held to a high standard there is Oak Creek Valley a more natural setting along the creek, in a HOA, and Verde Santa Fe, a golf course community.

In the last few years there have been more floods than normal in Cornville, thus it is wise to not purchase a home in the flood plain.

My daughter grew up in this area and the schools were GREAT. She went to Oak Creek Elementary School Grades 1-8 and Mingus Union High School in Cottonwood. She earned a full boat scholarship to attend NAU in Flagstaff, which is where she is now.
