Stacie,

It sounds like you may well benefit from talking to a good local lender. There are excellent programs to help first-time homebuyers and those with credit challenges. This is not the forum for sharing personal information but please feel free to contact me for a list of top-notch lenders and some possible options.

At your service,

Hi Docdaniel,

I have answered your question in a comment to your additional answer, but will duplicate it here for the benefit of the community.

Unfortunately, Trulia does not allow home-owners to list their own homes for sale on our site. You will need to work with a real estate agent to do this. You can use our "Find A Pro" tool to find a recommended and reputable pro in your area, here: http://www.trulia.com/voices/directory/52241-agent--61663

Let me know if I can help in any other way,

Andrew

This is a very personal preference at this stage in your life. However, you still may benefit from homeownership, due to the fact that most likely you'll have a down payment to give on a property if you decide to BUY. Usually, the dilemma of rent vs. buy comes up due to a lack of a down payment, and the question of 'rent vs buy' is formulated related to WHEN can I buy? With your likely situation and the ability to give a down payment, you'll have automatic equity in your home which can be a huge benefit if you make an educated purchase (as in, a property that will hold it's value well over the next few years). One benefit you might consider for buying could include a condo or zero-lot purchase in a setting where lawn/snow removal is taken care of for you. And, the flip side of view is the 'quicker mobility' that renting often provides, in case your needs change and a move is needed. However, with renting, you are always losing money over the long run (like the difference between a term life insurance policy and a policy that builds cash value). Best of luck in making this decision! ... more
