to answer your 2nd question, yes it could likely be processed as a regular sale. It won't reflect as a short sale/short payoff on your credit, however, if you missed any mortgage payments or were late at any point while pursuing a short sale agreement then that WILL remain on your credit and affect the scores, potentially your ability to qualify for another mortgage right away.

Trulia does not accept FSBO listings. There are sites that do, but if you posted here and on every other site that allows you to, you won't get the level of exposure that listing with a great local agent and appearing on your local MLS will get you.

A great agent is worth more than their commission, but a bad one or none at all can cost you way more than just a commission. Consider discussing your options with someone worth working with and then do whatever you feel is in your best interest. Best of luck however you proceed.

Hi Matthew. I really don't think you should build a two car garage. Since there are so many properties for sale in your 33158 zip code and pretty much most places in South Florida, price usually is the most important thing for the majority of buyers. Most people could live without a two car garage if the price is right. But most people that want a two car garage home wouldn't be willing to get the home if the price isn't right. Instead of spending money on improving a home that you don't want to live in any more, it makes more sense to lower the price. If your home has been on the market for 18 months, the price is way too high! You need to lower the price a lot so that you can get it sold. If you don't, you will lose more and more money each month because we are in a depreciating real estate market. The majority of buyers in our market will buy any home, if the price is right!

What you would need to find is an agent who can show you market research that includes 3 - 5 recently sold properties, sold within the past 1-6 months, that are comparable to your property. Comparable in sq. footage, built within 5 years prior or 5 years after your current home- the same year is always preferable but not always available-but no more than 5 yrs either way, lot sizes similar, pool or no pool, similar build -ranch or 2 story, room count. Some ideas that may vary are upgrades, garage sizes - 1, 2 or 3?, waterfront or not, etc. Also there needs to be 3-5 "active" properties, or properties currently for sale that are comparable to yours to establish pricing included. Pricing & staging is key. If you want a timely sale for the best price you can get in the current market, a good sales agent can show you these things. Also, the marketing plan needs to be discussed & laid out. It is not enough to just "list a property in the mls", throw it on the web & expect a buyer, all agents can do that. At least 20-25 high-def photos & a property video to reach buyers is necessary. A marketing plan includes a strategy to market your property to a specific buyer that will enjoy & use the property for their lifestyle whether they collect cars, wine, play golf, or have kids & entertain. Be sure the agent you select is able to provide a marketing plan & able to come to an agreement on price with you that is fair in the market we are currently in. Have the home de-cluttered & staged to attract any buyer as extreme colors & clutter may be off-putting. A good agent will sell your home quickly & efficiently with these strategies. I just wrote an article that you may find useful. A lot of the "known" local Realtors usually market for listings and their inventory can be deceiving. It's about seeing which agent will expose your listing the best and give you excellent service at the same time (no easy task).

Log onto http://www.postlets.com and create a listing on that site. It will automatically list you on truila in addition to many other sites. I would, however, strongly suggest that you retake the photographs of your property after staging your home. As a Certified Home Marketing Specialist, I do not list any of my properties on any website until professional photographs have been taken.
