Ashley here is some "grandmotherly Realtor advice" from me! (my granddaughter's name is Ashley!!)

I strongly suggest you find a local agent who can also recommend a local mortgage rep...sit down and have a detailed conversation.

Together they can help guide you and your husband and fully explain the home buying process, as it can be overwhelming for first time buyers.

They can also suggest what you'll need to do to be able to qualify for a mortgage, and buy a home in the future. (your husband will have to start showing enough income as 2 yrs of income tax returns will be required when applying for a loan - that should be a big part of your discussion).

I do not recommend "rent to own" for anyone - especially for someone with financial issues they need to straighten out.
There is to much risk involved.

I'd hate to see you lose your hard earned money if you cannot follow through and buy the home at the end of the lease period..whether it is 1, 2 or 3 years.

You will also be expected to pay rent over and above the usual rent. Only that extra rent would be applied to the sale, not the entire amount of rent you paid in.
You will lose that money, also, if you cannot get the financing you need to buy the home.

The other downside to this is that there are very few rent to own homes available as most sellers who want to sell, and can sell, sell now, not later.

My advice is to rent for now, and get things in order..... then buy when you're able to do so in the normal will have a full selection of homes from which to choose.

Come up with a plan, and eventually you will reach your goal of home ownership!
