Section 8 is a form of income and is accepted throughout Illinois. Fair Housing is the law and anyone applying for units, no matter what form of income is subjected to credit reporting.

If you've filed bankruptcy and have a low credit score, this is the reasoning for not being approved. A bankruptcy, namely a Chapter 13 is a repayment of debt. To a landlord, it may appear that there is an issue with your finances.

The voucher doesn't appear to be the problem, it is the bankruptcy that is the root cause. Additionally, I don't believe threatening to sue someone is the best way to start a business relationship. Going forward, when looking for units, please contact the owner first to let them know that you have a bankruptcy. Also, have your entire file together. By that I mean:

1) Credit check fees

2) Deposits that the owner is requesting. Have it handy. Don't hand it over until you are approved.

3) A copy of your credit report, namely from credit Karma. It's. At least you will know where you stand.

4) Employment income with the two most recent check stubs.

5) Section 8 income sheet that shows approximately your portion and the Section 8 portion. During my time working with voucher holders, I noticed a higher approval rating of voucher holders where Section 8 paid the lion share of the rent.

6) Have your moving papers in hand. Having your complete package together and also an explanation of the program works wonders. Not everyone knows how the programs work. It is helpful if you can explain to your potential landlord. I believe it is the responsibility of the voucher holder to explain the inner workings.

7) Additionally, Fair Housing is the law. The 2 x's the monthly rent applies to every person that applies for that unit. If Fair Housing is the law, this rule must apply to everyone, no matter what their source of income is.

8) Also put together a letter of explanation for the bankruptcy. The misconception regarding the Bankruptcy is that you're not a good paymaster. It appears that you filed because it was the only way to pay off the huge City of Chicago ticket debt. I've seen plenty of people go this route in order to keep their cars off the boot list and keep their license in tact.

9) Get a letter of reference from your current landlord. Landlord references are great even for other sources of income used to obtain an apartment.

I know that it may be frustration but threatening a lawsuit will, unfortunately, run people in the opposite direction.

Be prepared with your entire file and watch it work wonders for you. Hope this helps.
