That is a real shame - I had something similar happen to me but the neighbor had good reason to remove their shade tree as it was starting to damage their foundation. If she discussed your plans with you I suspect this was either done with good intentions (not realizing you planned a shade garden) or for some reason that desperately required their removal. You might want to check with an attorney but I don't think there is much you can do about this other than eat the loss and replant with sun-loving plants. ... more

Contact the owner of the indoor parking and first ask if they are selling the space and the asking price.
If the space is for sale, contact an agent to do a market analysis of properties with indoor vs outdoor parking and base your offer on this information. Seek legal advise on the closing cost and transfer.
Indoor parking is advantageous in selling property,especially with parking problems in the city.

Yes, building a roof deck in Chicago is no easy task and you certainly should be advised about building anything without a permit, design plans, etc. You must also consider whether local zoning will allow what you wish to accomplish. There are many restrictions on size, placement and ingress/egress. Talk with a reputable contractor and get several quotes. Good luck!

I was going to suggest Arborvitae. They can grow pretty tall, which would make a great fence, and they also block out a lot of the wind and noise. One downfall is they can hold a lot of snow, causing them to change shape. You can prevent that from shaking the snow off. ... more

Obviously you would want agents that mainly deal with Sellers. You could always market yourself as an "Exterior Stager" to listing agents.

Is there a differenc between a 3BR and 4BR home? Yes. Is a covered spot better than a ture outdoor spot? Same answer. Especially in a winter like the one we've been having. Lots of snow, less to brush off your car if it is covered. Parking pricing is going to depend on location. You said Lakeview/Lincoln Park. If it is close to the lake in either of those areas you will see a difference versus the west end of LP and Lakeview. The tougher the street parking the more expensive to purchase. Here are some very rough figures:
Outdoor spot: $12,000-17,000
Covered: $15,000-20,000
Tandem outdoor:$20,000-27,000
Tandem indoor:$25,000-40,000

Could be more epsecially in some high rises. More details and we could give you a more accurate assessment.

Fireplaces are nice here in the midwest...but there are certainly a couple of important considerations....(1) what percentage of your competition has fireplaces? (2) what usable wall-space would be sacraficed if the fireplace were installed? and (3) what is the cost of the fireplace relative to the impact it's likely to have? Frankly, unless the VAST MAJORITY of your competition has a fireplace (so not having one would be a considerable negative....and I truly doubt this is the case), it's probably not a prudent investment.

Hi Deb. I am assuming you are talking about condo or coop units. If there are units with parking spaces and/or a garage in the same complex, then not having one affects the price. In most cases, buyers will prefer the units that have parking. Not having designated parking at all is definitely a negative in my opinion. You should ask a local real estate agent to provide you with sales statistics for units with and without parking. Compare the prices and days on market and you'll get a better idea of how the parking situation affects desirability of the units in your particular complex. Good luck. ... more
