If you did not know, in South Carolina the seller will pay the commissions for both agents and it's automatically deducted from the purchase price by the buyer's attorney.
There are pros and cons to having the listing agent also perform as your buyer agent. When this occurs you are required to sign an extra few papers acknowledging your agent will work as a "Dual Agent" and unless you knew the agent BEFORE knowing you were going to purchase his/her listing, having a separate agent would be recommended.
