I agree with Lynn and Joe. You would have to check with the HOA or the city but even so I do not think anybody would be happy looking at a 40 ft motorhome all the time. I would look at storage options in the area or look for a place with land where this would be more common.

I did do a search and found no mobile homes close to Lake Conroe for rent on MLS.

I did see a nice 2 bedroom condo overlooking the water for $1,250. Not sure of your budget.

If you didn't have a Realtor assisting you I would contact the Sales person asap to discuss.

If you are not getting the home built the way it was stated in your contract then you have a right to terminate the contract and get any deposit back. Read the contract carefully.

My experience has been that Home Builders will work with you to correct any discrepancies. They want your business.

The figure you are seeing is not accurate, and you cannot base the value on that number. An appraisal has to be done in order to determine the true value.

The other question to answer is: who really owns the property? If your mom wants or needs to sell it, will you have an agreement in place that allows her to do so without your consent?

Also - what interest will your family - wife and kids - and your sister's family have in the property? Let's say your nephew has an auto collision that exceeds your sister's insurance. The injured party may look to your sister's interest in your mom's house as an asset!

There are some very important questions to consider before choosing any subdivision, especially in regards to their HOA fees, tax rate, amenities, and future developments; likewise, it is good to compare competing builders in the subdivision. I would just focus on renting now and paying down your debt. Rent to own homes typically require a sizable amount of money upfront and if you are already in debt that would just add to that problem. Focus on debt elimination and buy when you are ready and can afford what you want and need. I know it may not be the answer you want but getting involved in owner financing has many pitfalls and you need to be thoroughly educated in the entire process to make sure you protect your self interests. You can go back and look over some of my past answers on what you need to do when you want to owner finance. I have went into great detail of the pitfalls and what you need to do to ensure you don't get ripped off.
