You may want to know first what the land is going to be used for, how many wetlands, zoning and if the land is an approved building lot or raw to do an accurate comparison for price. There is a difference in price between raw land and an approved building lot. Residential land vs. commercial or industrial will all have different market prices and zoning requirements that will affect price. Smaller lots tend to be more per acre then larger lots of bulk land, but the overall price will be higher. An average building lot in Ellington will differ in price depending on market price and if it is raw or approved and how much of the lot will be buildable after the wetlands have been marked. A building lot can be an acre or more depending on what the zoning requires. Some zoning requires multiple acres to build. let me know if I can be of more help.

#4. What is the specs of the subject property.

Unless your area is extremely undesirable there is always demand for room rentals. People love the flexibility of renting rooms month by month. There are no utilities to turn on, no huge deposits, and no year long leases tieing you down. Head over to Craigslist and check out the room share ads, its free to post and a great way to rent rooms out. I've lived there for eight years as an owner. We love being so close to the beach. Most renters are disgruntled, though, because they want more control and lower rents. The property link you provide is for a home in Norwalk at 19 Nolan St. It is not currently for sale. Trulia includes properties on their site that have sold in the past for comparable purposes but this property is not available currently.
