Areas are all about personal preferences, budgets, wants, needs, lifestyle; therefore consider researching areas of interest on your own, and take the time to visit more than once, then determine where your comfort level can best be reached; don't simply just entertain what other people think or say, another's opinion may not be anywhere near the best thing for you. If schools are a concern, research on your own as well, perhaps the links below may be of some help.

Denise Guarino answered:
For most buyers, a property with a huge slope could be an issue, for this reason, the property will never be as desirable or do as well on resale. Any time there is a permanent flaw in the property you narrow the pool of potential buyers who would be interested and thereby lower the value in comparison to similar homes on more desirable land. This being said the other agents are correct in saying that you should be receiving a good discount upon the purchase and you will need to keep that in mind on the sell side. The house will absolutely have resale value, but most likely not the same value as other comparable homes. It's best to keep the "forest" back from the house to avoid damage to the exterior, also the slope could and probably will erode and that could lead to damage of the house. There are a small number of buyers who would prefer this type of property for the natural beauty and because they may not want to maintain a large lawn.

Hi Debbie,
Congers is a lovely hamlet in Clarkstown. Congers is about 3 miles long and wide and is home to approximately 8,500 people. It is near Rockland Lake State Park, Congers Lake, Swartwout Lake and the county Reservoir known as Lake DeForest. There are 2 public elementary school in Congers, and the private Rockland Country Day School (K-12). Congers children go to Felix Festa Middle School and Clarkstown North High School.

Rockland county has several cultural venues, and we are near Westchester and New York City. It is a great place to call home.

The median home price was in the low $400,000s at the end of 2008.

Our MLS system shows 40 active listing in Congers. The prices range from $335K- to $575K. I am a broker at Joyce Realty and my colleagues have 3 active listings in Congers. In the last 6 months, there have been 14 Congers homes sold/under contract. For the 6 sold, the price rage was $325,000-$475,000. The other 8 homes are currently under contract.

If you are not already working with a Realtor, I would love to answer any further questions you have about Congers. Good Luck and welcome to Rockland County.

Hi Terri,
It all depends what areas the agents cover. I could get you an agent in those areas just call me and I will get in touch with my relocation department leading real estate companies of the world and they will get you a top agent. You do not have to pay a fee in Rockland for a buyers agent. I would have to find out about long Island. I doubt it. The seller usually pays the commission. Please call me on my cell phone: 914-261-4652 I'd be happy to answer any questions you may have. ... more
