So, for example, if we tell you - as an expert - that an area is safe, and you use that expert determination to move into an area, and you get robbed . . . who told you it was safe? A state-licensed agent who represented themselves as a public safety expert.

Here's another tip - crime rates are based on the number of crimes per resident, rather than the number of crimes per user. So a downtown area with few residents but many users will have a higher crime rate, even though downtown may be safer than the front of your corner store.

This is a tight-knit community with many activities and gatherings throughout the year. Homes in the area range in size and design but are currently selling in the $300K range.

If you submitted a "request for repairs" and the bank says no no don't give up yet. Sometimes the bank will allow you to use lisenced controtrs and your expense if they sign a liability waiver. I had this situation with a VA buyer and we finally got the bank to allow the items fixed at the buyer's expense. Keep in mind this will be a risk to you if for some reason the deal doesn't close.
Another option would be to see if the lender would allow you to hire the correct professionals before close, get estimates, place the money in escrow to have the repairs done as soon as escrow closes so they know the work will be done.
The loan you are gettin does sound strict though. Many times my lender can get away with a termite waiver and window repairs are no longer an issue for FHA in most cases so I'm not sure what's going on.

As you will likely be selling the property more than 3 years after the mentioned death, you have no issue as there will be nothing to legally disclose.

I sold the family home that had been built by my grandfather in the 40's and in that my mother had recently passed away in due to natural causes. Not only was it a non-issue for non-Asians, I was told by many, including the eventual Buyer, that they considered it a blessing for the home because of the love and peace that surrounded a person passing in their own home! I agree completely with that assessment.

If you were approved for a loan with a down payment then there is an expectation you will have a downpayment. There are very few loans with 100% financing these days. There is an expectation that you will provide a deposit with your offer but no more than 3% of the sales price. The deposit is held uncashed until both parties have acceptance. In this case the sellers lender (s) will need to approve of the sale. Once they have approved or if they do, then escrow is opened and everyone moves forward. Hope this helps a bit. ... more
