do not go with 1st choice homes in Lancaster ohio. They are terrible.. The quality and the owner attitude is terrible. I personally was a subcontractor who did alot of their work, once i realized they were crooks and cut my ties they are now trying to rip me off also. Contact a lender and have them pull your credit. In order to qualify for a condo, lenders need to verify the following:

Employment and Income
Savings and Investments
Credit History and Credit Score
Debt to Income Ratio
Tax Returns

Once a lender reviews your financial profile, you will know whether you can afford a condo or not.

It really depends on why you want to get out of the contract. Most RE contracts have clauses that allow a buyer or seller to walk away from the transaction. If the buyer or seller walks away they could be subject to a lawsuit if the contract didn't allow for it. ... more

There are few different ways you can approach buying a home with someone else, the most important factor would be to work with a knowledgeable real estate agent but in this case I would highly recommend adding a real estate attorney to add specificity. You can buy the property as Tenants in Common which means you would both own interest in the property. This doesn't mean you both need to be on the mortgage unless you need both of your income to qualify. With TIC you can own unequal interest in the home and use the proportion of ownership to determine who pays for what.

Tenancy in common is the most common type of ownership for non spousal/non related co owners. However, since you are related you could also consider Joint Tenancy with right of survivorship. In the scenario, you would both own the home evenly 50/50 and if one of you passed the way the ownership would automatically transfer to the remaining owner without going through probate.

Often times these updates can only be seen by real estate agents through the MLS (Multiple Listing Service). 20% is the minimum required to avoid PMI altogether. However, if your credit scores are good then you may be able to get a loan with lender paid PMI. It carries a slightly higher rate, but no monthly PMI. In addition, you could also look at a combination first and 2nd loan. I help people purchase 3-4 unit housing with FHA financing on a semi-regular basis (usually FHA buyers aren't looking for multi units, but it can be done). Additional reserves are needed, as well as the home must pass the self-sufficiency test that FHA imposes. I do loans in Ohio as well as all other 49 states.
