They will not be able to help you in negotiations if you make an offer on one of their listings, but they will not be able to assist the seller either. We are fortunate in Columbus, Nebraska as our Realtor organization has many excellent agents. What is so unusual in our local area is that most agents in the Columbus Board of Realtors work very well together even though they belong to competing agencies. Most agents in Columbus, Nebraska are very good at taking care of their clients in an honest and ethical way. Best advice to assist you in finding a good agent for yourself might be to visit some open houses to meet agents in their working environment. See how they talk to the public, how they promote the property they are in and see if you can relate to them on a one to one basis. Also, ask them questions about the current local market. They should be able to immediately give you an informed answer, backed up with statistics of what the market is doing. This proves to you that they have their finger on the pulse of the Columbus real estate market and can provide you with the expertise to help you in whatever you need. Also talk to someone who has bought or sold property in your specific location to see who they recommend. If one specific agent's name keeps coming up in the conversation, then you know that you should at least contact that agent and make a point to have a face to face conversation. To answer your question, you would need to seek out a lenders advice vs. a REALTOR's as they would be the ones that could pull your credit history and also look at your current income, debt/credit ratio and determine if you would be able to obtain a home loan and for what dollar amount. There are a lot of great local lenders that you could look into in the Columbus, Nebraska market. Getting pre-qualified for a home loan is one of the smartest things a potential home buyer can do nowadays!
