YOu can start by calling me :) Land contracts are hard to come by and even worse you have to have several thousand dollars to attain. Most are set up to benefit the seller so you must be careful and make sure they run thru with title agent and its recorded. The minumum I have seen is $7000 down. Seller has to pay all commisions, transfer fees etc. just to give you a idea of what it costs them.
