Cary, this is a great question! While the rental market is better that years past (my opinion) you will first want to consult with your mortgage banker; most banks are no longer accepting a simple lease as proof of having a tenant. Banks are now asking to speak with tenants in some cases. Also note, you will only receive about 75% credit of rent collected which directly affects your buying power.

On a 2007 YTD basis, actual average closed prices for all types of housing on a consolidated basis (condos, townhomes and single family homes) have declined approximately 8% in Howard County. The largest slide happened in September, and probably is representative of price reductions following the end of the summer buying season.

We were given a good answer from one of our buyers the other day. Many families are not interested in moving to the town center area because of the amount of traffic that comes through the community on a daily basis. Our client also was fearful of the children being so close to the mall...for safety and also for the teenage years. This may help explain why the homes are not selling as fast in the town center area. We also feel that the condo fees & Columbia Association fees with the price of the home may be a little too high for a first time buyer.
