Go under contract on the home you are wanting first. Especially if it is a new build it will take some time to be completed and to get to closing. Now is an excellent time! As others have said, a good agent can give you some advice on what you should do, what you don't need to do, etc. They can also advise you on what types of upgrades to do. Sometimes people want to skimp on things to save money, but it might be better to invest a little more for a better quality product. (or not do it all and give the buyer a credit....i.e. carpet allowance).

As you probably know, we're in a super crazy Seller's market. Not sure what condition your home is in...but frankly...you could probably list it today and get multiple offers.

I sold my unit in Victoria Village at the end of March this year. Having the right agent and marketing makes all the difference. I originally listed in late August 2013 with the WRONG agent and nothing happened for over 120 days. A few showings, but no bites. After 6 weeks of the agent not even contacting me over the holidays, we decided to let him go and delist for 30 days.

Came back on the market on in the second week of February 2014 with the RIGHT agent with a competent marketing plan. We got showings over the first weekend and had two full-price offers to consider in 10 days. We closed on the first contract 30 days later.

Price has to match condition and a seasoned professional real estate agent are the key.

When looking at square footage of a home the main level or above grade square footage is given more value than your basement. Many Foreclosures and REO properties are held by out of state institutions which do not understand our market and place very little value to basement finishes or homes with unfinished basements.
