What property are you referring to? These so called "real estate" websites really are just for marketing purposes and for them to make money by selling ad space to realtors, lenders, etc. The listings appear here through a syndication service and yes...the listings aren't very updated.

If you're serious about buying, you should be working with a local Realtor. He/she can create a search in the local MLS and send you listings that fit your search criteria.

Renting with any pets can be challenging, but especially when you have that many. I know...we have 3 dogs. Many property managers/owners will immediately say no without any consideration at all. You can eventually get some to bend and allow you in with a higher security deposit but the challenge is even getting to that step with them.

Here is what I recommend...Be Proactive:

1. Letter of recommendation. Don't just say "my dogs are great and never tear anything up". Have your current/previous landlords write a letter stating that your dogs did not cause any damage or disturb the neighbors.
2. Vaccination records. Provide copies of your pets vaccination records. Having this information readily available shows that you are a responsible pet owner.
3. Be open to regular inspections. Be upfront and offer to make yourself readily available for routine inspections. This will help to put a property manager/owner at ease that you are a responsible pet owner and have nothing to hide.

When looking at square footage of a home the main level or above grade square footage is given more value than your basement. Many Foreclosures and REO properties are held by out of state institutions which do not understand our market and place very little value to basement finishes or homes with unfinished basements. There are currently 4 rental homes on our MLS that specify they will accept 3 or more dogs.
If you would like a list of these homes, you may email me and I will forward to you.
The rental range is from $1300 to $1700 for these homes. They may or may not meet the rest of your criteria, so it would be best if you take a look at the listings first.

One of the benefits of a VA loan is that there is no downpayment required. It is a benefit to veterans and it does not make your interest rate higher. There are many great reasons to go with a VA loan. I have done a couple of VA loans personally and have helped other veterans purchase homes using the VA loan program. You need to find a lender who is familiar with and experienced with doing these loans. It will also be good to have Realtor who understands the requirements of purchasing VA so he can write the offer correctly and know what homes will qualify for a VA loan. I am in Denver but here are several brokers who specialize in working with veterans in the Colorado Springs area. Best of success and thank you for your service to our country.

If your home is listed with a realtor who is a member of the Pikes Peak Multiple listing service, she/he should have already done that for you. We are allowed to input up to 16 photos of a property. And that is what you want, because research tells us that folks who look on line for homes to purchase will not even look at a property if it showcases less than 10 photos. Hope this helps!
