Population: 434,400 (31% over age 50)
Housing costs: $210,000 to buy a home
Cost of living index: 96 (100 is average)

Colorado Springs pairs a bustling downtown with access to parks, trails, and the Rocky Mountains. The city, which was spared the worst of the recent flooding in the area, is also less congested and expensive than nearby Denver.

We have also asked our current broker for a termination of our contract, two months prior to the listing end date. They provided a form that simply states "Listing to be Withdrawn 10/31/13", all other conditions of te contract are still in effect. I do understand Sectio 7.3.3 of our contract. We have NEVER been provided the names of any potential buyers, nor have we had any written offers on this property. So, I believe in our case, Section 7.3.3 is moot (note: the hold over period is 180 days, not 60 on our contract). What we want to do is immediately list it as "For Sale By Owner." I believe we can go ahead and do that, as of November 1st.

Any professional advice on my interpretation of our situation?

What an exciting time for you.

Since you asked about Lafayette, I'll confess I am a fan. I like the small town atmosphere of Erie, Lafayette as well as the Frederick-Firestone communities. Lafayette has a few nice restaurants of its own, but you'll be close enough to Louisville and Boulder for afternoon and weekend drives.

Another possibility: Have you heard that a company is planning to construct a monorail service between Longmont and Boulder? Longmont is approaching the size of Boulder, but it is more of a family-oriented community. Evidence? My three teenagers couldn't wait to get out of town when they started driving. But, I love Boulder for all it has to offer, too. (Actually, there is plenty for teens to do here.)

Lafayette, which has Boulder Valley schools, plans to remain distinct from its close neighbor, Louisville. RTD says they will run light rail up through Louisville, but that won't happen for decades.

Longmont and Louisville have been working diligently to improve their old town centers. Both communities are encouraging art galleries, restaurants and small concerns to locate in their downtowns. Things turn busy on weekends. All of these communities serve an active lifestyle. Boulder has excellent schools, and Longmont's schools rate high, too.

There's more. Visit my blog for a large list of parks, recreation areas and trails. Some of these areas need work after the flood in September.

We did a lot of picnicking at Boulder Creek (behind the public library) when our kids were 4. (I had twins.) Dad would take the kids hiking on the trail up to Flagstaff. We took advantage of a lot of these parks and rec areas. Fun times.

New theaters are planned for Twin Peaks Mall in Longmont.

I could go on.

I think that you are starting to take the right step when considering a purchase of a home. Generally it is cheaper to buy than it is to rent. I also do not recommend that you do a rent to own type of situation. The reason for this, is in most cases you have to put down a larger downpayment than you would just being able to purchase a home for yourself. Also in a rent to own situation depending on what is negotiated, you will need to be ready to purchase the home in 1-2 years, meaning getting your own loan. If you do not have the credit or the income you could lose the downpayment that you have in the rent to own and be back at square one with all that you have saved and put into this home gone.

It is best to live in the now. Find out what you qualify for with your current standings. Even if you have to start with a townhome or condo you still would be earning the equity and your money would not just be gone every month.

There are first time home buyer programs like Chafa and bond money that will help you with your down payment and money needed. In some loan situations if you have family or friends who can help they can provide what is called gift money to help with the down payment as well.
