I have found that online companies are not always very accurate - however there are times when they are. Just keep in mind that there is nothing better than getting a Market Analysis from a professional Real Estate agent (such as myself), who will come to your house and discuss how the market is in YOUR neighborhood. Yes!! As you have heard, it's still a booming market--especially in the area of North Texas with exemplary-rated school districts. (Just to give you an idea of the rising sales prices in the area...I recently sold a home in this zip code in which we evaluated selling the home about 3 years ago--the seller THEN would have been in the RED. Just three years later, he sold, we had multiple offers (5, actually) the first day on the market, and sold for 10k OVER list-price, netting my seller a 62k profit :)

Trust your agent, find out what the average days on market really is for your neighborhood and let your agents marketing plan work for you.

When you hired your agent they should have given you an idea of what they were going to do to market your property. If they are doing what they said they were going to do, RELAX and wait for the buyer to come...It only takes one Buyer.

From January, 2007, to October, 2008, median prices of sold homes in McKinney dropped less than 1%.
From October, 2008, median prices headed down about 3-1/2% to the April, 2009, timeframe, where they remained fairly constant until October, 2009.
From October, 2009, median prices rose about 6% to September, 2010.
From September, 2010, to March, 2011, median prices were almost flat with some minor ups and downs until March, 2012, when they took off.
From March, 2012, to date (May, 2013) median prices have risen about 11%.

These are median prices, meaning some houses changed more and some less over the periods in question. High end areas were subject to more fluctuation than more modest areas.

So, in brief, prices did not drop - they actually rose over the entire period, but started out dropping.

The market seems good right now. If you want to move now, then now is probably the best time. Waiting to me, just means you pay interest, taxes, and mortgage on a home you don't want.
We never know what tomorrow will bring. Talks of the fiscal cliff could kill the market tomorrow. Lower interest rates to bring us out of a recession could bring us more buyers. We just never know what the future will hold.

We used to say March April May June was the busy selling season, but he Fall has been the new Spring this year.

I sure would like to see your home if you are thinking about selling .

Not a lot of homes in your area for sale right now, so it should be a good time.
