I think it is a great idea to offer cash back and I am a agent in 2 diff states since the 90s and I love it!
So Navy Federal offers it but they are awful not agents but the bank.
USAA offers the same with similar treatment...awful but if you can get past them to the agency it isnt so bad.
Some banks have connections/relationships with real estate agentcy but my concern is that the bank tells the agent what you can afford and I feel that max you can afford should be private as agent still works for the seller and think twice because an agent works really for who? Themselves first you second so even as a buyers agent more you pay higher their commission! Being on both ends I simply gave specs for what I needed in a home and budget I say Free! This lightens mood and I explain I will do all the works and make sure mortgage person is not connected and doesnt share with agent my max budget then go nuts. These days agents dont do ALLLL that work when you have a savvy buyer!
