I am a small Custom Home builder and Realtor and I have never heard of this mysterious marketing budget you speak of :) So many Realtors think they can jump in and rep a buyer on new construction and 95% of them are clueless when it comes to new builds (sorry to be blunt) I started going to a cost plus fee contract so it is completely transparent and keeps the clients grounded. I don't know how many times I have heard a Realtor tell a client that it shouldn't cost that much for a builder to make that change :( really as a realtor you are in tune with what things cost and don't cost and how much the labor and materials fluctuate in a given year or even a given quarter. My advice is by all means seek out a Realtor, but one who has 5+ years working in new construction. ... more

I think it is a great idea to offer cash back and I am a agent in 2 diff states since the 90s and I love it!

So Navy Federal offers it but they are awful not agents but the bank.

USAA offers the same with similar treatment...awful but if you can get past them to the agency it isnt so bad.

Some banks have connections/relationships with real estate agentcy but my concern is that the bank tells the agent what you can afford and I feel that max you can afford should be private as agent still works for the seller and think twice because an agent works really for who? Themselves first you second so even as a buyers agent more you pay higher their commission! Being on both ends I simply gave specs for what I needed in a home and budget I say Free! This lightens mood and I explain I will do all the works and make sure mortgage person is not connected and doesnt share with agent my max budget then go nuts. These days agents dont do ALLLL that work when you have a savvy buyer!

Hi Y'all ! Who do you talk to If you bid on a house you won the bid. You close on the house they did 2 inspections on the house but there is hazardous electrical issues( The stove was making poping sounds like firecrackers when we try to cook a pizza. My has been had to hurry and cut the stove off and the breaker box off to the kitchen .And call the loan officer and the realtor the loan officer said it's as is but I told my husband this is dangerous and hazardous and our lives and the grandkids lives are at stake when they come to visit .And if this is as-is. Why they didn't keep the first stove they had in this house that had burnt out wires .Now the second stove they replaced it with has electrical issues . It's supposed to be a new stove but it's a used stove .( And the hot water heater sit next to the outlet for the washer and dryer the door from the washing machine touches the hot water heater knobs at the top )and the structural damage upstairs (The floor makes cracking noises when you walk on it.You can hear it downstairs) also(We was told it's not the pad or the rug it's the wood on the floor that make a hump under the rug). And in the kitchen (The refrigerator moves when you walk by it).who do we talk to about getting these dangerous and hazardous things address .We've been in here going on three months trying to find out who we supposed to talk to address these issues? Because this as-is is-not cosmetic issues) This is dangerous and hazardous! HELP PLZ!!! I pray this house can be made clear and free. So #thisoldhouse can be repaired to our #BeautifulHomes . Interesting question and I once faced this exact question. I currently live in the Little Elm/Frisco area and debated on purchasing an older home in Plano or Carrollton. I'm glad that we decided to move where we are. Newer homes, you save on energy, and nice neighborhoods. The only downside here is the commute. If you work in Dallas for instance, you will be driving between 20 to 40 miles (one way) and the tollway is the way to go. ( $$$) ... more
