Yes, it's important to inspect at each stage but you should have discussed/negotiated that up front with the builder for it to be coordinated. That's one reason it is a good idea to have a Realtor even on a new build. Most builders are reputable but in this fast pace market sometimes things get missed...and it happens more than you think. But once the house is closed up it's too late.

Most people think they are getting a better deal by not using a Realtor but the Builders already have Realtor commissions built into the cost. And a good Realtor will usually be able to save you money by negotiating a better price or having add upgrades included.

You will NOT find a Realtor that will give you 4-5% cash back at closing in Frisco. Realtors make a max of 3% in this market. If they do give you 4-5%, they just gave you ALL their commission, will have to pay their broker, then write you a check for the difference which could be thousands... This Realtor will not be in business very long.. Instead of working with the Realtor, just work directly with the builder in hopes of better deal. ... more

Did you know, as a buyer, you are, in most cases, entitled to all professional services from a REALTOR at no commission charge.

PS: An agent requests a "Buyers Representation Agreement" to establish that he or she is working on your behalf. The form was designed, in part, to identify your agent's involvement to the seller and their broker when you choose a home to purchase.

In addition to the 3% commission to the Buyers Agents, Especially most Big Name Builders are offering $5000 to $10,000 Bonuses to Realtors, this is called BTSA. Bonus To Selling Agent.
This in my opinion is not very ethical.
How would you like to start out with 20,000 more in a down payment or equity in your home?
