If you are moving from NYC, you probably want Germantown (generally older home, not great highway connectivity to commute to downtown) or Collierville (many options of newer homes). Arlington can work out but is quite far away from places. Think commute time for Memphis in 10-15 mins. Anything over 30 mins is find for NYC but quite a lot for Memphis area :) ... more

That is a great question. It really depends on the comfort level of your monthly payment. Ask your lender what your monthly payments will be at $350k, $375k and $400k. This will give you an idea of what your monthly expense will be at each of the pricing structures. Then you can make an informed decision with your Realtor where you want to purchase. ... more

unless you live in Florida (which is one of the few places I have seen do this with every house) Ceramic tile through out is not standard and probably wont fair well on re-sale. Look at similar condo's currently for sale or model homes in your area. What is the look that buyers are wanting. You can also go to the flooring store and as most they will have a "most frequently" bought flooring. My guess is a neutral tile in the kitchen with a med color hardwood in the living areas. Like another agent suggested bamboo is a great solution as well- especially with green features becoming a buyer "hot button". Good Luck! ... more

Your lender is not supposed to keep too much in the account....once there is an overage past the legal limit you will be issued an escrow refund. Just like if there is not enough after distribution you will get a notice of an escrow shortfall. The mortgage company, in the event of a shortfall, will pay the taxes and insurance and adjust your monthly payment to cover the expense.

Your insurance seems high. Look at adjusting your deductible to drop your premium. I carry a 2500.00 deductible and it reduced my premium by 50%. Do the math and see if it is worth it.

Find the needs of the buyer. Do the market research. Point out the differences in the properties they might not realize. Be honest and don't push the buyers on any one property bc of a bonus or commission.

I think if you can get an estimate on the cost of the damages and your offer is fair based on the location, market value and condition then your offer is not offensive. I just presented an offer for my client on a foreclosure and we submitted photos, estimates and comparables. I say go for it!

Feel free to contact me if you don't already have an agent.

You have received many a good idea but to keep you from losing your mind, ultilize your builder or his people, my husband and I have been building for over 29 yrs in the Germantown, and Collieville areas , when we do a custom I will work with the Buyers to assist them in their selections, driving them to their tile /granite/carpet and lighting ,place of their choice, but with help and support! That will also keep you on schedule, as the weather will slow you down but also if you dont have your selections ready when the builder needs them it will delay you getting to sleep on your on new bed in your own new home !!
Use a decorator/designer for the general concept rather than piecemeal your new home you'll be surprised how much smoother things will go !
