We had a home built in a Regency neighborhood. We are extremely disappointed by they way their HOA has been run since they received our dues. They do not feel they owe any explanations on what is being done. They are refusing to be responsible for erosion taking place and for a broken down pond drainage system at our entrance. They will not answer phone calls or respond to emails. They are an untrustworthy company and all about their profit.... more
The area in the south side of Poplar is great and has a good resale value. The north side is crowded with some older and smaller homes. The new high school is being build on the south side, because their is no room close to the old high school, just a big dangerous dirt business. If you are moving from NYC, you probably want Germantown (generally older home, not great highway connectivity to commute to downtown) or Collierville (many options of newer homes). Arlington can work out but is quite far away from places. Think commute time for Memphis in 10-15 mins. Anything over 30 mins is find for NYC but quite a lot for Memphis area :)... more

I would also like to add as a potential renter that your home would most likely be popular with the military as well. There are several bases in the area with a large influx of people on a continual basis. We are always looking for nice homes to rent in good school districts. Additionally, you can get your home registered with the base housing office for free and they will keep you on their housing rental list, free of charge. I hope this helps!

If you house is listed for sale you would want to contact your listing agent right away - they can correct any facts that are inaccurate.

Collierville is in transition with its school system. This current school year (about to end) finds the residents of Collierville in the Shelby County School System. There are special programs for students who have special needs at my daughter's school (Schilling Farms Middle School). Generally, as was my experience when we lived in Maryland, the student will go through an evaluation to qualify for specific needs.
Next year, Collierville residents will have its own school system (separate from the Shelby County School System) and a few weeks ago when we met with the Superintendent, he described the changes we were going through. Residents voted to separate so that they could have more direct control of the destiny of the education of our children. The school year 2014-2015 will be the first year of the Collierville City School System.

unless you live in Florida (which is one of the few places I have seen do this with every house) Ceramic tile through out is not standard and probably wont fair well on re-sale. Look at similar condo's currently for sale or model homes in your area. What is the look that buyers are wanting. You can also go to the flooring store and as most they will have a "most frequently" bought flooring. My guess is a neutral tile in the kitchen with a med color hardwood in the living areas. Like another agent suggested bamboo is a great solution as well- especially with green features becoming a buyer "hot button". Good Luck!... more
You're right about development in the "Nine Oaks Lane" area being relatively new. It's a nice area located about a mile east of a nice open air mall and on the south side of the city. I don't find any crime data for that street either, but City-Data.com rates Collierville as having a "low" crime rate. Collierville also has highly rated public schools including elementary, middle school, and a high school. My wife and I live only a few miles east of Nine Oaks Lane in the small city of Piperton TN, and we love it here. We shop in Collierville all the time and like to eat out at several of the restaurants in the open air mall area. Yes!!! I have lived in Halle Subdivision for some 19 years. The smell has always been horrible the last few days. Always an issue in the evening or very early in the mornings. The smell sometimes permeates inside our home. Not what you want to smell inside your home. We love the area and neighborhoods, but the smell has always been there. Petitions to rid the area of the plant was challenged and the neighbors of the immediate areas lost out.... more
